Noida Properties: Performing Well In The Market In India

Noida is one of the cities that have seen tremendous growth in terms of infrastructure and real state development. A few years earlier, it was hard to contemplate it as one of hot-spots of IT industry. And if measured in terms of property market, it can be said that the city's performance is above average, if not too high. With every passing year, more buyers and realtors are flocking to the city, for buying and investing. A typical property in Noida is still affordable, if compared to Delhi, Gurgaon, or Mumbai. The rates in the city have seen a good appreciation this year. In spite of the stumbling blocks like high number of fraudulent cases and lack of local transport, the city is going great guns in terms of real estate. In this article, we try to have an overlook of the current price trends in different sectors of Noida.

Talking in terms of per square feet rates of Noida properties, the localities where the rate varies between Rs. 3000 and 4000/- are Noida Extension, Greater Noida, sector 143, sector 151, sector 16, Sector 2, and sector 10. In Noida Extension, properties ranging between 24 lacs and 50 lacs are available to the buyers. The per square feet rates ranging between Rs. 4000/- and Rs. 5000/- are available in the sectors 133, 79, 128, 76, 131, 117, 168, 70, 129, 93A, 62, 86, 144, and Taj Expressway. These rates are not fixed and can vary depending upon the locality and amenities available. For still higher per sq feet rates, you can go for a purchase in the sectors like 168, 119, 76, 100, 110, 50, 32, 61, 25A, 94, 93B, 62, and 45. In sectors 61, 25A, 94, 45, a 2 BHK can cost you anywhere between 70 lacs and 1 crore. For lower middle class segment, a buyer can choose properties in Noida in the sectors 151, 49, and 72: here, a 2 BHK house is available in the range 20-30 lacs.

The city has kept a fast pace in terms of infrastructural development. The presence of top-class malls, entertainment centers, high specialty hospitals, educational centers, and other amenities have rendered the city as one of the avant-grade ones. The demand for Noida properties has increased over a decade. What is lacking in the city and needs attention is the means of local commutation and high rate of crime. In the near future, the authorities are expected to work on these and make the city a better place to live in.
